Construction invoice finance allows construction businesses to unlock cash tied up in unpaid invoices, helping to stabilise cash flow while projects are ongoing. By advancing funds against invoices that are due to be paid later, this type of finance gives firms the working capital they need to pay suppliers, subcontractors and staff without waiting weeks or months for client payments.

For construction companies operating on tight margins and long payment cycles, invoice finance can provide valuable breathing space when delays or unexpected costs arise.


What Is Construction Invoice Finance?

Construction invoice finance is a form of working capital finance that releases cash from unpaid invoices. Once you issue an invoice to a client, a finance provider advances a percentage of its value, typically up to 90 percent. The remaining balance is paid once the client settles the invoice, minus the provider’s fees.

This is particularly relevant in construction, where payment terms of 30, 60 or 90 days are common and project delays are frequent.

Late payment remains a major issue in the sector. A 2024 Creditsafe survey reported that 28 percent of UK construction insolvencies in 2023 were linked to late payments, with construction accounting for 17 percent of all insolvencies in England and Wales in the year to August 2024. Invoice finance does not remove payment risk entirely, but it can significantly reduce the strain caused by slow-paying clients.


How Does Invoice Finance Work?

Invoice finance is an arrangement between your business and a specialist finance provider. Instead of waiting for your customer to pay, the provider advances funds against the invoice and charges a fee for the service.

Costs usually consist of a service fee and interest on the funds advanced. Fees vary depending on the provider, the risk profile of your customers and the type of invoice finance you choose.

Invoice Factoring

With invoice factoring, the provider manages your sales ledger and collects payment directly from your customers. This option suits construction businesses with limited internal credit control resources or a high volume of invoices.

Factoring can reduce administrative workload but is a disclosed facility, meaning your clients are aware that a finance provider is collecting payment.

Invoice Discounting

Invoice discounting allows you to retain control of your sales ledger and customer relationships. Clients pay into a trust account in your business name, while the provider advances funds against invoices.

This option is usually confidential and better suited to established construction firms with robust internal credit control processes. It is often slightly more expensive than factoring.

Selective Invoice Finance

Selective invoice finance, also known as spot factoring, allows you to fund individual invoices rather than your entire ledger. This can work well for businesses that only need occasional cash flow support or want flexibility without a long-term contract.


Recourse vs Non-Recourse Invoice Finance

A key consideration is who carries the risk if a client fails to pay.

With recourse invoice finance, your business remains responsible for unpaid invoices. If the client does not pay, you must repay the advance. This option is lower risk for the lender and therefore cheaper.

With non-recourse invoice finance, the provider takes on the risk of customer insolvency. Fees are higher, and eligibility criteria are stricter, but it can offer additional peace of mind for businesses exposed to credit risk.

Property developers often rely on future asset values, which can leave short-term cash flow under pressure during construction.

Invoice finance can help developers to:

  • Outsource credit control if using invoice factoring

Construction businesses can choose from a range of funding options, including bank loans, overdrafts, asset finance and revolving credit facilities. Each has its place.

Invoice finance is often attractive when cash flow is the primary issue, offering:

  • Faster approval, often within 24 hours
  • Less emphasis on your own credit score
  • Rapid access to funds, typically up to 90 percent of invoice value
  • Minimal collateral, as invoices act as security
  • No increase in traditional balance sheet debt

The typical process involves:
